Yes. DSCR loans are available for condos in South Florida, including Miami-Dade, Broward, and Palm Beach counties. The property must be non-owner-occupied and used as an investment rental. Condo projects must meet standard warrantability requirements.
DSCR is calculated using full PITIA, which includes insurance. If a property is in a flood zone, the additional cost of flood insurance is factored into the debt service calculation. Properties with strong rental income relative to total carrying costs (including flood insurance) still qualify. Our 1.00 minimum DSCR gives more room for deals where insurance costs are higher than average.
